The Schmiedhof in Geitau

I know Brigitte, and she walked me through the farmstead and a few of the apartments herself. Spend a little time going through the building with her and you quickly realize she knows exactly what she has built here over two years of renovation. She shows it with the quiet pride of someone who has personally thought through every square foot. What sticks with me: a high-end feel, done with real care, modern interiors inside a 500-year-old farmstead, and none of it feels forced.

It used to be a nail forge in Geitau, a tiny hamlet within the municipality of Bayrischzell. Brigitte and Michael Schmied bought it in 2018, restored it over 24 months in keeping with its landmark status, and in 2022 received the Historic Preservation Medal of Miesbach County for their work. Today it holds eleven boutique apartments, ranging from 49 to 113 square meters (about 530 to 1,220 sq ft), for 2 to 5 guests.

Who it suits

Nature lovers, hikers, and anyone chasing quiet

Geitau is a tiny hamlet. There is a train station, a handful of farmsteads, a small chapel, plenty of meadow, and not much else. That is exactly the appeal. Step off here and you are straight in nature, no bustle, no through traffic. The Wendelstein and the Aiplspitz frame the valley. If you just want to get out and hike, read, and breathe, this is the place.

Der Schmiedhof is the best fit for guests who want to keep their vacation intentionally quiet, as a couple, two of you, or three, with good hiking boots, a book in hand, and a dog along if you like. For more going on, Bayrischzell itself is just a five-minute drive or one stop on the regional train, while Geitau stays the calm retreat you come back to in the evening.

The apartments

Eleven apartments, each with its own character

The apartments all carry Bavarian names: Resi, Wiggerl, Zenzi, Schorsch, Vroni, Lenz, Liesl, Xaver, Finni, Ferdi, Annamirl. On the ground floor there are four units with their own terrace and bright natural-stone floors, on the upper floor four units with oak parquet and a sunny balcony, and up in the attic three larger units for four to five people with a loggia and, in some, a wood-burning stove.

Seriously comfortable beds, old farmhouse furniture as accents, a white country-style kitchen with a Senseo coffee machine, a dishwasher, dish soap, and toiletries all come standard in every unit. Bed linens, towels, and the final cleaning are included in the price.

The two attic units, Ferdi and Annamirl, are the premium option, each over 100 square meters (roughly 1,075 sq ft), with a sleek black designer kitchen and a private loggia with lounge furniture. The Annamirl in particular features a lot of reclaimed wood from the original part of the farmstead.

Coming with a dog? That works in four ground-floor units, Resi, Wiggerl, Zenzi, and Schorsch, each with its own terrace and direct access to the outdoors.

The farmstead and shared spaces

Lounge, garden, fire ring

What really stayed with me on the tour: the lounge on the ground floor. A calm room with a long table and hanging chairs, looking out over the meadow and straight at the Wendelstein. Exactly the kind of spot where you sink into a book on a morning without ever meaning to.

On top of that there is a big garden with a lawn to stretch out on and a fire ring in the garden, a Swiss design piece you can actually cook on. The practical extras: free parking, EV charging stations, a lockable bike and ski room with e-bike charging, and a bread-roll delivery service. Yoga retreats happen now and then, run by visiting instructors who use the farmstead as their venue.

Location

Geitau, close by yet completely quiet

Geitau belongs to the municipality of Bayrischzell and sits three kilometers (about two miles) shy of the village center. In other words: if you want to head into Bayrischzell, it is a five-minute drive or one stop on the regional train.

The Frühling filming locations in Bayrischzell are about five minutes away by car.

For a meal, you can head straight across to the "Postgasthof Rote Wand" in Geitau, with really good Bavarian cooking. But nearby Bayrischzell and Schliersee offer plenty of places to eat and drink as well.
